The Monarch
A landmark historic high-rise restored into income-producing residences, with the full incentive stack engineered into the capital plan.
Private Real Estate Investments
We turn historic buildings into modern wealth.
A real estate private equity firm. We restore irreplaceable historic buildings, deploy our own capital in every deal, and invest alongside a select group of accredited investors.
The Thesis
IN THE BLACK is a real estate private equity firm. We acquire and restore irreplaceable historic buildings, deploy our own capital in every deal, and open a limited number of positions to accredited investors — accessing an incentive stack most investors never reach.
Incentives
We bring capital to projects backed by incentives. Where it fits, we go further — partnering in joint ventures to provide the incentive financing itself.
One investment at a time, never a blind pool. You see the building, the numbers, and the plan before you commit a dollar.
Every position is backed by a recorded Deed of Trust and closed through a title company — your stake is recorded, not promised. Each deal is structured and pressure-tested by our attorneys, MBAs, and former incentive-agency staffers before it ever opens.
We invest where we stand. Local buildings on local blocks, restored to anchor the streets they sit on.
How We Work
An investment firm first. We bring the discipline of private equity together with attorneys, MBAs, former incentive-agency staffers, preservationists, and architects — we underwrite like a private equity firm and build like architects.
We acquire irreplaceable buildings and restore them to last — assets that outlive markets and pay the whole way.
Layered on the right building, the incentive stack can double or triple a project's return:
We open one building to a small, curated group of investors at a time. Secured, walked through personally, and never a blind pool.
“Cash sits still. Wealth should not.”
Accredited Investors
We deploy our own capital in every deal and invite a limited number of accredited investors to invest alongside us — one building at a time. If a building fits you, we walk you through it personally.
Pipeline
A rolling pipeline of historic restorations across Kansas City — each one fully capitalized. Access to what's coming is shared privately.
A landmark historic high-rise restored into income-producing residences, with the full incentive stack engineered into the capital plan.
A historic mixed-use restoration — ground-floor shops with flats above — anchoring its block and paying durable income.
The 1903 Harvey-Dutton dry-goods building — a National Register landmark in the Garment District — restored into historic lofts.
A downtown office building converted into modern residences over ground-floor commercial — density delivered faster and greener.
The historic Aines Dairy plant near Martini Corner, restored into roughly fifty lofts with neighborhood retail.
Our next restoration. Request pipeline access to be introduced before it reaches the public.
Tell us a little about your goals and we'll share what's next, privately.
The Way In
But you're here for a reason. Maybe you're a business owner staring at a federal tax bill you'd rather put into real estate you actually own. Maybe it's something else. Tell us — and make the case for why we should invite you in. Most of our investors come for one of these:
